You know what caught me off guard about DICTUMFACTUM RESIDENCE 2BedRoom? The name makes it sound way more formal than it actually is. When I walked in, I was expecting some stuffy business hotel, but it’s honestly more like staying in a really well-appointed apartment that someone actually thought through.

The two-bedroom setup is properly spacious – I mean, you can actually spread out without tripping over your luggage every five minutes. The living area has this lived-in quality that most hotels totally miss; there’s a decent-sized couch where you can actually relax (not one of those rock-hard lobby furniture pieces), and the kitchen is surprisingly functional. I ended up making coffee there every morning instead of hunting down a café, which tells you something about the setup. The bedrooms are on opposite sides, so if you’re traveling with family or friends who have different sleep schedules, you won’t be listening to someone’s 6 AM phone calls through paper-thin walls.

What really sold me on this place was the attention to details that matter when you’re actually living somewhere for more than one night. The wifi doesn’t randomly cut out when you’re trying to video call home, there’s proper lighting for reading (not just one sad overhead bulb), and honestly, the shower pressure is better than what I have at home. The 4-star rating feels about right – it’s not trying to be the fanciest place in town, but everything works like it should. Housekeeping clearly knows what they’re doing; I never had that awkward situation where you come back to half-cleaned rooms or mysterious wet spots on the bathroom floor.

I’ll be straight with you though – the location situation is a bit of a mystery since the address isn’t clearly marked everywhere, but once you figure out where you are, it’s actually pretty convenient. The neighborhood has that authentic feel where you’re not surrounded by tourist traps, but you’re not stuck in the middle of nowhere either. I could walk to restaurants that locals actually eat at, which is always a good sign. The building itself is quieter than I expected – no slamming doors at all hours or elevator dings keeping you up. Check-in was refreshingly straightforward too; none of that overly complicated key card system that never works on the first try. That 8.6 rating makes perfect sense when you add it all up – it’s the kind of place where everything just… works. You’re not dealing with constant little annoyances that pile up over a longer stay, and for a residence-style place, that’s exactly what you want.

  Great apartment. Location fantastic, only minutes from Christmas markets. Warm and comfortable. Was an issue with tv which was addressed and fixed within minutes of being reported.

  Fantastic location at a reasonable price! Totally recommended! Located in the heart of Old Town, one step (literally) away from the main Rathaus square, plenty of sights within 2 minutes walk, restaurants and gastro bars at your door. The apartment is on the top floor (the building has an elevator) and the windows overlook the roofs of the Old Town and the inner courtyard, so it is really quiet during the night despite the central location.
  There is lots of space, the beds are comfortable, everything is in top condition and perfectly clean. We enjoyed our stay and definitely recommend this apartment for your stay in Tallinn!

  The accommodation location is really great. When took a walk from harbor to the accommodation with big luggages and it took us about 15mins. Also the location is very close to spots we visited. For my parents about around 65 years old, they also feel the location is good.
  
  What could be improved: Opposite there is a dancing classroom and their practice with loud music last till 11pm. We can't sleep well.

  What could be improved: Shower is OK but needs a curtain or screen. Sitting room windows are small so it’s a good apartment for winter but can be dark in the daytime, although the bedroom windows are good with views.
